Please review Safety Information. Remember, this is a smoke free property! Smoking is strictly prohibited. Please have any smoking guests extinguish and properly deposit of their butts. If you see anyone whose actions are causing unsafe or potentially damaging conditions, please call emergency personnel at 911 and contact us immediately.
Please do not make excessive noise or engage in activities that unduly disturb neighbors or other tenants and keep your apartment door closed. We designed this building with many sound-deadening techniques to aid in the privacy between apartments, but it is no match for loud music in the dead of night. Please respect the right for everyone to get a good night sleep. Parties of other than a few guests are prohibited. Please advise your guests to respect the place where you live. You are responsible for their actions while they are on the property.

Trash & recycling
The dumpster & recycling container are located in the parking lot. Please review the Disposal Guidelines for proper disposal of trash, recyclables & unwanted items.
Only tenant vehicles with properly displayed valid parking permit & registered with landlord are allowed in the parking area from September 1st through the end of lease term (this includes motorcycles & mopeds. Mopeds without permits may be parked in the exterior bike area). Permits are limited to one licensed running vehicle per bedroom. To obtain a parking permit, register your vehicle by completing the Vehicle Registration section of the Tenant Info Update form. A permit will then be delivered or mailed to you. Allow one week for delivery. Clean your windshield for proper adhesion to inside surface. Display your parking permit so it is readily visible in vehicle’s driver’s side front upper windshield (do not place in top tint band).
If your permit is lost or destroyed a replacement permit is available for a $30 fee. If you change vehicles, register your new vehicle and remember to transfer your permit to your new vehicle. Vehicles without properly displayed permits, not registered with landlord or not parked in designated parking spaces may be ticketed & towed.
Permits do not guarantee a parking spot. Parking is on a first come first served basis. Permit parking is not required from June through August. Parker Properties & Development, LLC is not responsible for any lost, stolen or damage to vehicles or personal property. For street parking information see the City of La Crosse website.
If you see a vehicle without a permit in the parking area please complete the Vehicle Complaint form so we may take the appropriate action.
Bikes may be secured to the bike posts on the back porch. Bikes are not allowed in the apartment. Parker Properties & Development, LLC is not responsible for any lost, stolen or damage to bikes or personal property.
Bikes should be registered for free with the City of La Crosse. Registering with the city may help in the recovery & identification of your bike if it is stolen.
MTU city bus stop is located a 1 1/2 blocks away on La Crosse St. Take advantage of unlimited fare free passage on all MTU bus routes with valid UWL, WTC & Viterbo student ID. Schedules & routes can be found at the City of La Crosse MTU website or Google Maps directions with transit route option.
Upholstered furniture that is not designed for outdoor use is prohibited to be used or stored on the lawn, exterior balcony, porch, deck, roof, or other areas exposed to the weather. No personal property including any type of furniture may be left in lawn area while not in use.
To help our tenants whose circumstances are that they will be not be staying at the apartment for all or part of the lease term and would like to transfer their rights to use the apartment to someone else during that time period, we offer a Lease Assignment. The assignee (new person to take over for an individual tenant) will need to Apply for an apartment. After our approval of assignee’s application we will provide an Assignment Agreement (pdf) that will need to be completed and signed by all tenants and assignee and return with a $60 fee check. Remember to discuss & coordinated with your assignee & your roommates for managing the security deposit & May’s rent (if applicable) within your group.
