Lease

Please review the Tenant Rules & Obligations from your lease. Each tenant should have a copy that was emailed to them (Lease or Lease Assignment signing time frame). You don’t have your copy handy –  see Sample Lease (pdf)

Safety

Please review Safety Information. Remember, this is a smoke free property! Smoking is strictly prohibited throughout the entire building. Please have any smoking guests extinguish and properly deposit of their butts. If you see anyone whose actions are causing unsafe or potentially damaging conditions, please call emergency personnel at 911 and Contact Us immediately.

Also please note that the building’s front and rear exterior doors are locked by a timer from 10:00 PM until 7:00 AM.

Noise

Please do not make excessive noise or engage in activities that unduly disturb neighbors or other tenants and keep your apartment door closed. We designed this building with many sound-deadening techniques to aid in the privacy between apartments, but it is no match for loud music in the dead of night. Please respect the right for everyone to get a good night sleep. Parties of other than a few guests are prohibited. Please advise your guests to respect the place where you live. You are responsible for their actions while they are on the property.

Trash & recycling

The dumpster & recycling container are located in the parking lot area. Please review the Disposal Guidelines for proper disposal of trash, recyclables & unwanted items.

Mail

Your apartment mailbox is located in the street side entry and it’s key was part of the apartment keys provided.

Please do not use the outgoing mail slot for time sensitive letters, as the post office does not consistently pick up from it everyday.

Bikes

Only bikes of current tenants and registered with Parker Properties may be secured to the bike posts at each end of the building or kept in the bike storage room on the first floor. Bikes are not allowed in the apartment or other locations on the property. Register your bike (only one bike for each tenant) by completing the Bike Registration section of the Tenant Info Update form.

Bikes should also be registered for free with the City of La Crosse. Registering with the city may help in the recovery & identification of your bike if it is stolen.

City Bus

MTU city bus stop is located a 1/2 block away on State St. Take advantage of unlimited fare free passage on all MTU bus routes with valid UWL, WTC & Viterbo student ID. Schedules & routes can be found at the City of La Crosse MTU website or Google Maps directions with transit route option.
